All inspection pricing is flat rate depending upon square footage of house.

  • UP TO 2000 SQ. FT. -----------------------------------  $300.00

Pest Inspections are provided by an independant licensed Pest Control Operator and can range from $85.00 to $150.00.

 

 

CANCELLATION POLICY

As I make my living from my time, there is a 24 hour cancellation policy applied to all inspections scheduled with this company. At the time the inspection is scheduled credit card information will be obtained from you. If the inspection is cancelled before 24 hours of the scheduled appointment time, you can reschedule the appointment at a new date & time.

 

PAYMENT POLICY

Payment for the inspection is due either at the time of the inspection of the house or prior to the inspection of the house. Inspection reports are created at my office after the inspection of the property. Inspection reports will not be delivered until the inspection fee has been paid. Preferred payment for my services is by cash, check, or credit card. Credit card payments are subject to processing fees. If an error is made in citing the size of the house or building the fee for the inspection will be adjusted on site prior to the inspection beginning.

 

We require the below contract to be printed and signed prior to your inspection. You can scan and email this back to me at troy@tasinspections or you can bring it with you to the scheduled inspection. Thank you for choosing TAS Inspections.

Services

Buyers Inspections for Existing Homes

Buyers inspections make up the majority of home inspections. The inspection will shed light on any safety issues, deficiencies in workmanship, and repairs which may need your attention. The buyer will usually have 3-10 days to have one performed before proceeding with the home purchase. My inspection report will provide you with professional view on the condition of the home and allow you to make a determination if the sale price you agreed to is fair or is in need of more negotiation. Seller Inspections or Pre-lising Inspections

Home deals can fall through simply because the seller did not take time and find out the condition of their home before the buyer did. Consider the following:

  • Shows you your home through the eyes of a professional third-party.
  • Will help you to price your home more realistically.
  • Will show you repairs that you can make to the home early and won't become a problem when it it time to sell.
  • It may relieve a prospective buyers concern or suspicions.
  • May alert you to immediate safety issues before agents or visitors tour your home.
  • It can reduce your liability by adding professional supporting documentation to the disclosure statement.

 

One Year Warranty Inspections

Most builders give you a 1-year warranty on the purchase of your new home, so make sure you take full advantage of it before it expires. Let TAS Inspections provide you with a thorough inspection and give you a detailed home inspection report, detailing any problems or issues that have revealed themselves during the first year or were possibly missed during the original home inspection. This will be your last opportunity to ensure that problems with your home are addressed by your builder and does not become an expensive repair cost that could have been avoided. FAQ'S

HOW LONG DOES A HOME INSPECTION TAKE?

  • Most home inspections take anywhere between 2 to 4 hours depending or estimate 1 hr for each 1000 square feet. For larger homes over 3,000 square feet it can take longer.

DO I NEED TO BE THERE WHEN THE HOME INSPECTOR ARRIVES?

  • Absolutly,  we're working for you and it's beneficial for you to get any questions that you may have answered.

WHEN WILL I GET MY HOME INSPECTION REPORT?

  • Your home inspector will email you a detailed inspection report, complete with photos, within 2-3 days. If you need is sooner, please let the inspector know.

IS A HOME INSPECTION NECESSARY FOR THE HOME BUYING PROCESS?

  • Most definitely. We will provide you with a third-party evaluation of the safety and overall condition of the home. Any problems can provide you with help in your decision whether or not to purchase the home. It can also be a valuable tool when negotiating with your seller.

WHAT DO I NEED TO DO BEFORE THE INSPECTION?

  • Make sure all utilities are on and operating. I will not turn on any utility, even if it is just that the water is turned off at the side of the house. Turning on a valve on a utility company meter is considered to be theft by the utility provider. You will need to arrange to have the house opened by a Realtor.

DO YOU SELL MY PERSORANAL INFORMATION?

  • I pride myself on respecting the privacy of my customers. I will not sell, pass-on, or transfer any persornal information to other businesses or inspectors. I will not give out a home inspection to any other person or company unless a written and signed agreement has been completed advising me of who else can recieve a copy of the inspection.
